The guest house was extremely clean. The proprietors were very friendly, helpful and eager to please.
Lack of a dining space which means breakfast times are restricted. However, this was not a serious issue.

Roban House is not a hotel it is a guest house and although clean and tidy was not as described. We were in a suite! It was very misleading as it didn't even have an ensuite bathroom and the rooms were tiny.

Managment provided good local information.
As a B&B it lacks a designated Breakfast area and breakfast was not included. Availability of nearby parking is limited. Rooms were very clean and tidy but are small in size.

Nice clean spacious room, and very friendly staff, comfortable bed, shame about the negatives as this could have been so much better, with a dining area, proper parking, and a choice of breakfast.
To far away from town 15 mins walk, also no choice of breakfast, breakfast served in room, and had to eat from the bed, so a table and chairs would have been nice, especially as no dining room provided, advertised as free parking possible nearby, it is actually 5 mins away up a hill, if you can find a space, this was misleading

I had a wonderful stay. The staff are most welcoming and helpful. The bed was very large and the best I have ever slept in. The room was big, newly renovated and very clean. But most of all I appreciated the delicious healthy breakfast, the fridge in the room and the free wireless. I was pleasantly surprised as i did not expect to be given bath robe, slippers , lovely toiletries and fresh flowers. Great touch, the best guest house i have stayed in and so affordable. It was also great to reach the city centre on foot in 10 minutes.

A very pleasent stay at Roban House, the owners are very welcoming and helpful, giving lots of advice on things to see and do in Bath. The accomodation is first class, with a very comfortable bed. It is located within walking distance of Bath city centre but still in a quiet location. Would recommend to anyone visting Bath.

The rooms have been recently decorated and were very clean.
The rooms are very compact!! The double beds are very small... My husband is 6ft1 and he couldnt fit in the bed. His head was pressed against the metal headboard and his toes poking through the end board. It would be ok if he could sleep diagonally but unfortunately I was there too taking up the available space. Needless to say we left after one night as we hardly slept. Even after having paid for 3 nights their was no interest in our problem from the owners and absolutely no mention of some money back. They were happy to take 400 pounds from me but had no interest in why we wanted to leave. So be warned, dont stay there if you are more than hobbit height!!!
